QUESTIONS FAIRWAY HOMEOWNERS ASK FIRST
Deck and Fence Questions Fairway Homeowners Ask First
Exterior wood has its own rules, and most questions come down to stain versus paint and how long it will last. Here are straight answers.

PRICING
How Much Does Deck or Fence Staining Cost in Fairway?
The number comes from square footage, the condition of the wood, whether the old coating has to be stripped, and whether you are staining or painting. A newer deck that just needs a clean and re-coat is a small job; a weathered fence with failing stain and split boards takes more prep. Leo and the team measure the wood and give you a fixed written quote the same day.
STAIN OR PAINT
Should I Stain or Paint My Deck or Fence?
It depends on the wood and the exposure. Stain soaks in, shows the grain, and is easier to recoat later, which is why it is usually the right call for decks and most fences. Paint builds a thicker film that can look great on fences but tends to peel on horizontal deck boards that hold water. Stone assesses your wood and tells you which will actually last, not just which you asked for.

PREPARATION
What Prep Does a Deck or Fence Need Before Coating?
Wood has to be clean and sound before anything goes on. Stone washes off dirt, mildew, and graying, strips or sands failing old coating, sets popped fasteners, and lets the wood dry to the right moisture level so the new finish penetrates and bonds. Coating over a dirty or damp deck is why finishes flake off by the next summer.
TIMELINE
How Long Does a Deck or Fence Project Take?
Most decks take 1 to 3 days and fences a few working days, set by size, how much stripping and repair the wood needs, and drying time after washing. Wood has to be dry before coating, so weather factors into the schedule. Lorenzo plans around it and texts you an end-of-day update so the timeline is never a guess.
WEATHER
When Is the Best Time to Stain in Kansas City?
Dry stretches in late spring through early fall are ideal, with mild temperatures and low rain in the drying window. Stone does not coat wet wood or stain with rain expected before it cures. If weather moves the plan, Lorenzo tells you through the daily update rather than pushing ahead and risking the finish.

HIRING
Are the Painters Employees or Subcontractors?
Leo Stone owns the company. Lorenzo Lopez is the full-time project manager and stays on your job from the first day through the final walkthrough. The crews include subcontractors, all vetted and trained on Stone's prep standards and communication. You always know who is on your job and who to call.

What Does Stone's Written Estimate Include?
Every estimate names the surfaces (deck boards, railings, fence sections), the prep (wash, strip or sand, repairs), the product and whether it is stain or paint, and the total fixed price. Nothing is added later. Leo and the team deliver that written quote the same day they see the wood.

WHY STONE PAINTING
Choosing a Deck and Fence Pro You Can Trust in Fairway
5-Year Written WarrantySame-Day Written Quote250+ Homes Painted
Exterior wood projects go wrong when the prep is rushed: coating goes over a dirty or damp surface and peels within a season. The worries are a finish that fails fast, the wrong product for the wood, and a crew that disappears. Stone's process answers each before the first board is cleaned.

OUR SERVICES
The Deck and Fence Work Stone Covers Across Fairway
Exterior wood needs cleaning, repair, and the right coating for its exposure. Stone covers decks, fences, and the structures around them.
SERVICE
Deck Staining and Sealing
Deck boards lie flat and hold water, sun, and foot traffic, so they need a penetrating stain or sealer built for horizontal wear. Stone cleans and preps the boards, sets fasteners, and applies a coating that soaks in and sheds water rather than sitting on top and peeling. Railings and stairs are coated to match.
Included in free Fairway quote
SERVICE
Fence Painting and Staining
A long run of fence is a lot of exposed wood taking sun and rain on both sides. Stone cleans, repairs, and coats fences with stain or paint chosen for the wood and the look you want, finishing both faces so the fence weathers evenly instead of graying on the side you do not see.
Included in free Fairway quote
SERVICE
Railings, Pergolas, and Gazebos
Railings, pergolas, gazebos, and other outdoor structures take the same weather as the deck and need the same protection. Stone preps and coats them to match the deck or fence so the whole outdoor space reads as one finished project, not mismatched pieces.
SERVICE
Wood Cleaning, Stripping, and Repair
Weathered wood often needs more than a recoat. Stone washes off mildew and graying, strips failing old stain or paint, sands rough boards, and replaces split or rotted ones so the surface is sound before any finish goes on. It is the step that decides how long the new coat lasts.
SERVICE
Stain vs Paint Assessment
Not every deck or fence should get the same treatment. Stone assesses the wood species, condition, and exposure and recommends stain or paint based on what will actually hold up, then explains why. You get the finish that lasts, not a one-size answer.

THE STONE DIFFERENCE
Meet Leo Stone, and Why Ease Matters More Than Paint
Founder & Estimator
THE STONE STANDARD
“Built Stone Painting around one idea: the homeowner should never have to babysit the job.”
LS
Leo Stone
Founder & Owner5+ years in the trades, lifelong Kansas City local.
On Every Local Estimate
Leo started painting interior rooms in college for extra money and planned to run a painting company that summer after leaving a CollegeWorks internship that was not the right fit. Years as a college baseball captain taught him how to lead a team and balance competing demands. He learned the trade from scratch, working alongside mentors who showed him what real preparation looks like. The business grew because Leo kept hearing the same complaint from homeowners: the last contractor was hard to reach, left surprises on the invoice, or rushed the prep.
Leo oversees every Fairway estimate. His team walks the scope, writes a fixed quote the same day, and names every prep step and product. Once the project starts, you are not handed off to a stranger or left wondering what is happening on your own property.
Lorenzo Lopez serves as Stone's full-time project manager, overseeing every active job. The crews are vetted and trained on Stone's prep and communication standards. The result is a 5.0 Google rating across 170 reviews and more than 250 homes painted across the Kansas City metro.

““Leo, Lorenzo, and the Stone painting team turned my colorful home dreams into reality. Seriously! As a first time homebuyer I was nervous to make the investment on new interior paint, but I can confidently say it made a huge difference in how excited I am for my new house. What was once bland is now bright; and it finally feels like home. I would absolutely recommend you use Stone Painting for any and all interior painting needs. Ceilings, trim, baseboards, walls, crown molding, you name it; the crew did masterful work and left without a trace. Plus, they were able to fit me in on a tight timeframe! Contact them now or risk having ugly walls. It's your choice!” ”

““Stone Painting impressed me in every way possible with the painting of the exterior of my home and the staining of my two-story deck. Great job with communications, timelines, prepping of the house, the details to every bit of the paint surfaces, repairs to any needed areas, and professionalism at all times. My house turned out stunning thanks to the Project Manager (onsite everyday) Lorenzo and his team. I also had my master bedroom walls repaired that had terrible joint and nail pop damage and I can't even tell it was ever there. The popcorn ceiling was removed to a flat surface and it is perfect. So glad I chose Stone Painting! The owner Leo, even came out to check on the progress. He stands behind his team and his company, very impressive these days! Thanks Leo, for making me fall in love with my house again!” ”

STANDARD INCLUSIONS
Transparent ScopeStandard Inclusions on Every Project
Every deck project is priced individually. Here is what is included on every Stone project: full prep (wash, strip or sand, repairs, fastener set), all materials and the stain or paint, a dedicated project manager, daily end-of-day updates, and a final walkthrough before the remaining 75% payment. Most decks land between $1,000 and $3,000, with lighter jobs starting around $600 and full-scope jobs reaching $4,500. Our standard product is Sherwin-Williams Super Deck Stain, and we are happy to use the stain you prefer. Deck staining is not covered by our written warranty, because wood outdoors weathers in ways no finish can fully promise against. Fence pricing is set by an on-site quote, because length, wood condition, and stain-versus-paint change the number too much to list.
